Bourne PE10 Flooring Guide: Older Town Homes and the Newer Estates
Room-by-room flooring advice for Bourne PE10, from older town-centre homes to new estates like Elsea Park, with subfloor tips and supply-and-fit prices.

Key takeaways
The short version, checked by our fitting team.
Bourne homes split into older stone and brick town houses and the newer estates such as Elsea Park, and each needs different preparation.
Older homes often have suspended timber or old solid floors that may need fixing down, overboarding, levelling or a moisture check before LVT.
New-build screeds must be dry enough before glue-down LVT or vinyl, so we check moisture at the free home visit.
Carpet with dense crumb rubber or acoustic underlay at £6–£8/m² is the best way to cut noise between floors in newer homes.
Short answer: in Bourne, the right floor depends on which half of the town you live in. In the older stone and brick homes near the centre, plan for subfloor repairs and choose carpet from £14/m² or LVT from £35/m² supply and fit. On the newer estates such as Elsea Park, check the screed is dry and think about noise before you choose.
We are Cambridgeshire Carpets, a supply-and-fit flooring company working from our showroom in Peterborough. Bourne sits just over the county line in Lincolnshire, in the PE10 postcode, and we fit carpet, luxury vinyl tile (LVT), laminate and sheet vinyl there in the same way we do across Peterborough. This guide explains what we find under the floors of Bourne homes, what we recommend room by room, and what it costs, so you can plan before you book a visit for carpets and flooring in Bourne.
What kinds of homes are there in Bourne?
Bourne is an old market town that has grown a great deal in recent decades. For flooring purposes, most homes fall into two groups.
- Older town homes. Around the centre you find stone and brick houses, cottages and terraces of different ages. Many have suspended timber floors on the ground floor, some have solid floors laid long before modern damp-proof membranes, and nearly all have walls and floors that are not perfectly square or level.
- Newer estates. Large housing developments have been built around the edge of the town, Elsea Park being the biggest and best known. These homes usually have a concrete or screeded ground floor, timber or chipboard upper floors, and often arrive with developer-grade carpet or bare floors at handover.
The same product can behave very differently in each. That is why we look at the subfloor first and the sample book second.
Which flooring suits each room in a Bourne home?
Here is how we usually advise Bourne customers, whichever kind of house they live in. Prices are supply and fit from our standard bands.
| Room | Our usual recommendation | Typical price band (supply and fit) |
|---|---|---|
| Hallway | LVT for mud and wet shoes, or a hard-wearing twist carpet | LVT £35–£50/m² mid-range; carpet from £14/m² |
| Living room | Wool-mix twist or saxony carpet, or LVT if you prefer a hard floor | Carpet £25–£40/m²; LVT £35–£50/m² |
| Kitchen or kitchen-diner | LVT, or sheet vinyl on a tighter budget | LVT £35–£70/m²; sheet vinyl from £15/m² |
| Bathroom and cloakroom | Sheet vinyl or glue-down LVT | Sheet vinyl £15–£25/m² cushioned; premium glue-down Karndean and Amtico £50–£70+/m² |
| Bedrooms | Saxony or twist carpet with a good underlay | Carpet £25–£40/m² wool-mix; from £14/m² polypropylene |
| Stairs and landing | Hard-wearing twist or loop carpet | From £25 per step, typically £25–£55 |
Carpet prices include standard underlay, gripper, door bars, moving standard furniture and taking away the old carpet. You can see every band on our page of carpet and flooring prices in Peterborough.
What should older Bourne homes check before new flooring goes down?
Older stone and brick houses near the town centre are full of character, and the floors underneath usually show their age. These are the things we check.
Suspended timber floors
Many older homes have floorboards on joists over a void. Boards can be loose, cupped or squeaky, and the void needs airflow through the air bricks. Carpet with a good underlay is forgiving here. LVT needs a flat, stable base, so boards often need fixing down or overboarding first. Any overboarding is itemised in the written quote.
Old solid floors
Some older ground floors are solid, sometimes with quarry tiles or old concrete, and may not have a damp-proof membrane. Before we fit LVT or vinyl on a solid floor, we carry out a moisture check at the home visit. Our guide to moisture testing before LVT explains how that works.
Uneven floors and odd shapes
Older rooms are rarely square. Where a hard floor needs a flat base, subfloor levelling costs £5–£15/m² where needed. We explain why in why we level every subfloor before fitting. Customers in older stone homes may also find our guide to carpet or LVT in Stamford's stone-built homes useful, as many of the problems are the same.
What do new-build homes on the Bourne estates need?
Newer homes have flatter, more predictable floors, but they come with their own checks.
Screed drying time
Ground floors on newer estates are usually concrete or a screed laid over it. A screed takes time to dry out after the house is built. Glue-down LVT and sheet vinyl laid on a screed that is still releasing moisture can lift or lose their bond. In a recently completed home, we check the moisture at the home visit and only fit hard flooring once the floor is ready, or with a suitable moisture barrier where appropriate. Carpet is more tolerant, which is why many new owners carpet first and add LVT downstairs later.
Developer carpet and floors left bare
Some new homes are handed over with basic carpet, others with bare floors. If you are replacing developer carpet, a better underlay alone makes a clear difference to comfort and noise. Our new-build flooring service is priced from £18/m² fitted, with carpet £18–£35/m², LVT £35–£70/m² and laminate £18–£35/m². There is more on this in our new-build flooring guide for Cambridgeshire.
Settling and small movement
New houses settle a little in their first years. Click-lock LVT and laminate have expansion gaps for this reason. We leave the right gaps at the edges and use proper trims at doorways.
How do you keep noise down on the newer estates?
Modern homes are often built with timber or chipboard upper floors. Footsteps and dropped toys travel down into the room below more than many people expect. A few choices help.
- Carpet upstairs. Bedrooms and landings are best carpeted, with a dense underlay. Dense crumb rubber and premium acoustic underlay cost £6–£8/m², compared with quality PU foam at £4–£6/m².
- Acoustic underlay under hard floors. If you want laminate or click LVT upstairs, ask for an acoustic underlay suited to that product.
- Glue-down LVT downstairs. On a dry ground-floor screed, glue-down LVT sounds quieter underfoot than a floating floor.
- Flats and apartments. If you live in a flat, check your lease or management rules before choosing a hard floor, as some require carpet or a specific underlay.
Our guide on which underlay to choose goes into more detail.
What does flooring cost for a Bourne home?
We use the same prices in Bourne as in Peterborough. A few common examples:
- An average living room of 16–20 m² in wool-mix twist carpet costs £400–£800.
- A typical 3-bed semi carpeted throughout costs £1,400–£3,500.
- A hallway and kitchen-diner of 25–35 m² in LVT costs £900–£2,400.
- A standard straight flight of 13–14 steps in mid-range carpet with dense underlay costs £350–£700.
As a worked example, a 30 m² open-plan kitchen-diner in mid-range LVT starts at 30 m² × £35 = £1,050. Any levelling, overboarding or moisture protection is itemised in the written quote, so you see exactly what each line is for.
Is it worth choosing carpet or LVT for a Bourne home?
Most Bourne homes end up with a mix: LVT in the hallway, kitchen and bathroom, carpet in the living room, bedrooms and on the stairs. If you want a hard floor throughout the ground floor, see our LVT flooring in Peterborough page for the full range, including Karndean, Amtico, Moduleo and Quick-Step. For soft flooring, our range of carpets in Peterborough includes Cormar, Westex, Victoria and Ulster. If you are torn, our carpet or LVT decision framework walks through it room by room.
We also fit in nearby towns and villages. If you are south of Bourne, see our page on carpets and flooring in Market Deeping.

Can I put LVT straight onto the floor in a new Elsea Park home?
Often yes, once the screed is dry enough. We check the moisture at the home visit. If the floor is still drying, we either wait, use a suitable moisture barrier where appropriate, or suggest carpet first.
Is carpet or LVT better for an older Bourne cottage?
Usually both: LVT in the hallway, kitchen and bathroom, carpet in living rooms and bedrooms. Older floors often need fixing down, overboarding or levelling before LVT, which is itemised in the written quote.
How much does it cost to carpet a 3-bed house in Bourne?
A typical 3-bed semi carpeted throughout costs £1,400–£3,500 supply and fit, depending on the carpet. That includes standard underlay, gripper, door bars, moving standard furniture and taking away the old carpet.
What underlay stops noise between floors in a new-build?
A dense crumb rubber or premium acoustic underlay, at £6–£8/m², gives the best result under carpet. Under laminate or click LVT upstairs, ask for an acoustic underlay suited to that product.
