The Fens are a beautiful place to fit floors and a treacherous one. Out towards Wisbech, March, Chatteris and Whittlesey the land is flat, the water table is high and much of the housing sits on silt or peat that was drained rather than built on rock. That has consequences under the floor. Solid ground-floor slabs in older Fenland houses often have no damp-proof membrane at all, and even where one exists it may have been punctured or bypassed. The floor looks dry. It may even feel dry. And a year after a luxury vinyl floor has been glued to it, the planks are lifting at the edges and the adhesive has turned to porridge. This is why we moisture-test every solid subfloor before we fit LVT, in Fenland homes and in Peterborough alike, and this guide explains what we do and why.

Why Moisture Is the Enemy of LVT
Luxury vinyl tile is waterproof from above; a spill on the surface will not hurt it. It is not immune from below. Glue-down LVT relies on an adhesive bond to the subfloor, and that adhesive is broken down by moisture rising through a concrete slab as vapour. Click LVT sits loose, so the bond is not the issue, but trapped moisture beneath it condenses, stains the underside, feeds mould and can eventually cause the joints to fail. Karndean, Amtico, Moduleo and Quick-Step all set a maximum subfloor moisture level in their fitting instructions, and fitting above it voids the warranty. In our experience, subfloor moisture is the single most common reason an LVT floor fails within its first two years, and almost every case we are asked to put right in the Fens was never tested.
Why the Fens Are Different
A Peterborough new build on Hampton or Cardea has a modern slab with a membrane beneath it and usually tests dry once it has cured. Fenland housing is another matter. Victorian and inter-war cottages around Wisbech PE13 and the villages of PE14 were often built with solid floors laid straight onto the ground, sometimes with old quarry tiles on a thin bed. Farmhouses near March PE15 and Chatteris PE16 have been extended repeatedly, so one room may have a modern slab and the next a 1950s floor with nothing beneath it. Peat shrinks as it dries and the ground moves, cracking old floors and opening paths for moisture. Add a water table that in winter can sit within a metre of the surface, and you have subfloors that carry far more moisture than a similar floor in a drier part of the country. How We Test: The Hygrometer Method
The industry standard for resilient floors such as LVT is set out in BS 8203, and it is what the manufacturers point to. The subfloor is tested for relative humidity rather than simply for surface dampness, because vapour is the problem. We use a hygrometer box: an insulated hood sealed to the concrete, with a humidity probe inside, left in place until the air trapped against the slab has reached equilibrium with the concrete, which typically takes up to 72 hours on an older floor. The reading tells us the relative humidity the floor will present to the underside of the LVT. The limit for standard LVT installation is 75% relative humidity. Below that, the floor is fit-ready. Above it, we do not fit until the floor has been treated.
For a quicker indication on the home visit we also use an electronic surface moisture meter, which is useful for spotting problem areas and comparing one room with another, but it is a screening tool, not the test. A slab that screens high is always followed with a hygrometer test before any adhesive is opened.
Timber Subfloors and Suspended Floors
Many older Fenland and Peterborough houses have suspended timber ground floors rather than solid ones. These are tested differently, with a pin moisture meter pushed into the boards and, where we can reach them, the joists. We are looking for the boards to be at a normal, stable moisture content for a heated house; a reading well above that, or a soft or dark board, points to a blocked air brick, a leaking pipe or a wet sub-floor void that needs fixing before any plywood overlay and LVT goes down. Ventilation under a suspended floor matters in the Fens: air bricks silt up, get bridged by raised paths or are blocked by extensions, and the floor beneath quietly dampens.
What Happens If a Floor Fails the Test
A high reading is not the end of the LVT plan; it is the reason the test exists. The usual remedy for a solid floor is a surface damp-proof membrane: a two-part epoxy coating applied to the clean, prepared slab that seals the vapour beneath it. Over that goes a compatible levelling compound, which also deals with the uneven surfaces that old Fenland floors nearly always have, and then the LVT is fitted to the smooth, sealed surface. This adds a day or two and a modest cost, typically in the region of £5 to £15 per m² for the preparation depending on how much is needed, but it turns a floor that would have failed into one with a normal life expectancy. Where a floor is very wet, or a timber floor has a structural problem, we say so on the home visit and recommend it is dealt with before any flooring is chosen. What We Will Not Do
We will not glue LVT to an untested solid floor, we will not skip the hygrometer test because a slab "feels dry", and we will not fit over a membrane that we cannot verify is intact. Occasionally that means telling a homeowner in Whittlesey or Wisbech that their fitting date has to move by a few days while a test completes. It is a much better conversation than the one about lifted planks a year later. This applies to every hard floor we fit, including laminate and engineered wood, both of which are more vulnerable to moisture than LVT; for carpet on a solid floor, a damp slab still matters because it degrades the underlay and can cause odours, so we test those too where there is any doubt.
What You Can Check Before We Arrive
- Look at the existing floor covering. Bubbling vinyl, a musty smell when a rug is lifted, salts or a white bloom on a bare slab or dark tide marks at the base of walls all point to moisture.
- Check the outside. Are the air bricks clear and above ground level? Do paths or flowerbeds sit above the damp-proof course in the wall?
- Know the history. If the house has flooded, had a burst pipe or had a floor replaced, tell us on the home visit.
- Allow time. If you suspect a damp floor, book the home visit early so a hygrometer test can run before the fitting date rather than delaying it.
