How Much Should You Really Budget for New Flooring in a 3-Bed Peterborough Home?
Here is the honest answer first, because it is the one people ring us for. To floor a typical three-bedroom semi in Peterborough from top to bottom in 2026, you should budget somewhere between £1,200 and £2,500 if it is carpet throughout, between £1,900 and £3,400 for the most popular mixed specification of LVT downstairs and carpet upstairs, and from around £3,500 upwards if you want Karndean or Amtico on the ground floor and 100% wool in the bedrooms. Everything below explains where those numbers come from, which rooms move them most, and the handful of extras that turn a sensible quote into an unpleasant surprise.

Start with the floor area, not the price per square metre

The 2026 prices we actually work to in Peterborough

Choose a plusher Westex or Brockway twist throughout and you will sit towards the top.
The one place we would never save money on this budget is the underlay on the hall, stairs and landing. The standard 10 mm underlay is included in the prices above, and for bedrooms it is perfectly good; on the stairs, a denser underlay costs little extra and is the difference between a carpet that still looks right in year eight and one that has gone flat on the nosings by year three. Budget two: LVT downstairs, carpet upstairs (£1,900–£3,400)
This is the specification most three-bed homeowners in Peterborough end up choosing once they have seen samples, and for good reason. It puts a waterproof, wipe-clean floor in the rooms that take the muddy boots, the dog and the pram, and keeps carpet in the rooms where warmth and quiet matter most. The maths works like this:

Budget three: the premium specification (from £3,500)
If you want Karndean or Amtico downstairs and a 100% wool carpet from Ulster, Brockway or Westex in the bedrooms, you are looking at premium LVT from £50 per m² across 30–40 m² and premium wool from £40 per m² across the same again upstairs. That puts the ground floor from £1,500–£2,000 and the bedrooms and landing from £1,200–£1,600, plus stairs. A realistic starting point is therefore £3,500, and a whole-house Karndean Da Vinci or Amtico Signature project in a larger semi off Thorpe Road or Mayor's Walk in PE3 can sit well above that once herringbone laying patterns and design strips are added.
Is it worth it? For a home you plan to stay in for ten years or more, often yes: premium LVT has a thicker wear layer and longer guarantee, and wool carpet recovers from furniture and footfall in a way synthetics never quite match. The extras that most Peterborough quotes leave out
The difference between a budget that holds and one that creeps is almost never the carpet. It is the four lines below, so build them in from the start:
- Subfloor preparation (£5–15 per m²): a cracked or uneven screed in a 1960s semi, or floorboards that have cupped in a 1930s house, will need levelling compound or a plywood overlay before LVT can go down. - Door bars, thresholds and trims: a mixed carpet-and-LVT house needs a threshold at every doorway between the two, and LVT needs scotia or a beading where it meets the skirting unless the skirting is coming off.
- Doors that need easing: a thicker carpet and underlay, or LVT over a plywood overlay, raises the floor. Internal doors in older Peterborough homes often need a few millimetres taken off the bottom.
Where to spend and where to save in a three-bed home
Spend where the traffic is. The hallway, stairs and landing take more footfall than every other room combined, so this is where a heavier twist from Cormar or Victoria, or a mid-range LVT in the hall, earns its keep.
